Our Cal Poly off campus housing community helps residents enjoy the combined benefits of off campus housing — including responsibility and independence — and campus life — such as a commuter-friendly property location that’s close to campus. When Cal Poly students live with us, they have the opportunity to develop essential skills, such as cooking, paying bills, budgeting, and time management, among additional skills required for a successful lifestyle during college and beyond. The central location of our community puts students close to campus, within the heart of San Luis Obispo, and steps away from the city’s most popular restaurants, boutiques, activity centers, and entertainment hot spots.

The Academy offers individual housing contracts for each of our SLO apartments. With individual contracts, residents are held responsible only for their monthly installment payments and not those of their roommates. Residents will not be held accountable if their roommate fails to submit monthly payments or moves out of the apartments before the end-term of their housing contract. Residents of our apartments in San Luis Obispo have access to a wide range of resort-style student living amenities designed for both work and play and conveniently located throughout our community. Available amenities include a rooftop terrace; open-air courtyard; controlled community access; state-of-the-art fitness center with group exercise and motion studio; resident clubroom with entertainment and gaming; group and private study rooms; free 24/7 printing; complimentary coffee bar; indoor bike lounge and repair station; automated, indoor parking garage; ground-level retail, such as Insomnia Cookies; and San Luis Obispo transit stop located right out front with routes to campus and downtown, among additional perks.

We streamline the process of submitting monthly installment payments for the ultimate convenience to residents. Residents can pay online with our user-friendly resident portal or bring their payments to our leasing office. Alternatively, residents may set up automatic payments to help make submitting monthly payments a breeze.

Our housing contracts span 12 months, starting in August and ending in July of each year, or start in September and ending in August each year. Individual housing contracts align with the California Polytechnic State University academic calendar, so students can move in before fall classes begin. Yes! The Academy employs a highly qualified, on-call maintenance team as well as 24-hour emergency maintenance, security cameras, individually keyed units, and electronic apartment access, among additional features that help ensure both the safety and comfort of our residents.

The Academy offers San Luis Obispo apartments with complete interior furnishings and luxury finishes. Each of our four-bedroom apartments comes move-in ready with custom-designed furniture — including a stylish couch; love seat; entertainment center; coffee tables; end tables; bar stools; full-size bed; dresser; armoire; desk with ergonomic chair; 55-inch HDTV in the living room; and in-unit washer and dryer —  and premium details — such as hardwood-style flooring; designer cabinetry and hardware; stainless steel, energy-efficient appliances; gourmet kitchens; quartz countertops with under-mount sink; lavish bathrooms with glass shower enclosure; custom window treatments; and private balconies in select units. Yes. Each resident must have a guarantor for their housing contract in order to ensure that all financial obligations are satisfied. Potential guarantors must meet minimum requirements for both income and credit and sign the guarantor addendum to each contract. If an applicant is not able to provide a qualified guarantor, we require that the applicant submit an additional security deposit to reserve their spot in our student living community. Oftentimes, students seeking off campus apartments near Cal Poly already know who they want to live with. For those who don’t, we offer roommate-matching services for each of our available floor plans. During the application process, students fill out and submit a comprehensive questionnaire that asks about their living space preferences, hobbies, habits, and daily schedule, among additional relevant details specific to each person. Once we receive and review the completed forms, we then pair residents based on common results.
